Water heater repair in Tampa
Cold showers, rusty water or a puddle in the garage usually mean one part has failed, not the whole heater. A licensed plumber finds which one, tells you whether it's worth repairing, and gives you the price before any work starts.
Signs your water heater needs a repair
- No hot water, or it runs out much faster than it used to
- Hot water that comes out rusty or cloudy
- A rotten-egg smell from the hot side only
- Popping or rumbling while the heater runs
- Water around the base of the heater
- A gas pilot that won't stay lit, or a breaker that keeps tripping
What a repair visit covers
Electric heaters
Testing and replacing heating elements, thermostats and high-limit switches.
Gas heaters
Pilot assemblies, thermocouples, burners and gas control valves.
Tankless units
Error codes, descaling, ignition problems and flow sensors.
Sediment flushing
Draining built-up scale that causes noise, slow recovery and early failure.
Anode rods
Replacing the rod that protects the tank, which also fixes most sulfur smells.
Relief valves and connections
Leaking T&P valves, drain valves and supply fittings.
What affects the price
- Gas or electric, tank or tankless.
- Which part failed and whether it's in stock on the truck.
- The heater's age and whether parts are still under warranty.
- Where it's installed. Attic and tight closet installs take longer than a garage.
You get the price for your job before any work starts.
Water heaters and Tampa's hard water
Tampa Bay's water is hard enough to leave scale on every faucet, and the same minerals settle in the bottom of a tank heater. That layer is behind most of the rumbling and slow recovery we're called about. Flushing a tank once a year slows it down considerably.
A tank that is leaking from the tank itself can't be repaired. If your heater is past about 10 years old or the tank is leaking, replacement is usually the better spend, and we'll tell you so. See water heater installation.
Common questions
Is it worth repairing a 12-year-old water heater?
Usually not, unless the fix is small, like a thermostat or element. Most tank heaters last about 8 to 12 years, less with hard water. You'll get both prices so you can decide.
Why does my hot water smell like rotten eggs?
Bacteria in the tank react with the anode rod and make hydrogen sulfide. Replacing the rod with a different alloy and flushing the tank usually solves it. It's more common on well water.
How often should a tank be flushed?
Once a year in most Tampa Bay homes. If you have a softener, every couple of years is usually enough.
Do you repair tankless water heaters?
Yes. Tankless units need descaling on a schedule in hard water areas, and many problems that look like a failure are scale-related.
